Force 1 Restoration recommends some precautions that homeowners can take to avoid basement flooding

Measures to prevent basement flooding

Since basements are partially built below the ground, they are more prone to flooding due to weather conditions or other wear and tear in the plumbing and drainage. Understanding the causes of flooding in basements helps homeowners protect their homes from flood water damage and avoid the expense of a restoration project. Force 1 Restoration shares important tips that can help homeowners prevent basement flooding.

  1. Check the gutters

A blocked gutter can lead to the pooling of water on the siding and perimeter of the house which can then seep into the basement through cracks and faults in the foundation. Therefore, homeowners must inspect the gutters once in spring and autumn for natural debris such as twigs and leaves.

  1. Correct the downspout

Homeowners must ensure that downspouts are draining away the water at least 6 to 12 feet away from the home foundations. It is advised to install metal downspout extensions for their durability as compared to the plastic ones that can easily leak. If the yard has space for add-on extensions, underground PVC drain pipes can be installed to direct water to the front or back yards. Of course, homeowners must ensure that the pipes do not flood the neighbors’ basements.

  1. Grade the lawn

Homeowners can install french drains or grade the yard in a way that ensures that the water doesn’t leak into the basement or pool around the house’s perimeter. The lawn can be spliced into a manner that directs all excess water into a dry creek around the house. Additionally, a porous pavement around the house can help absorb rainwater and thaw the snow.

  1. Dehumidify

Areas that do not receive regular sunlight and ventilation such as attics, crawl spaces, and basements are prone to dampness. Basements are even more vulnerable to moisture and humidity due to their proximity to the earth. Using a dehumidifier 24x7, especially from April through October, can dry the condensation that appears on the foundation walls. This will prevent any infestation of mold spores that can have some serious health effects.

  1. Seal foundation cracks

Settlement cracks are a normal occurrence when a foundation settles in a new home. Water can come through these cracks if left untreated. Shrinkage cracks occur in poured concrete foundations as the concrete cures and the concrete shrinks. These types of cracks are generally not a structural issue, but they can be susceptible to leakage. Bulging cracks appear when the soil outside the foundation wall expands and puts pressure on the wall, causing it to move inward. Hairline faults can be sealed with an epoxy sealant or polyurethane foam injection. However, persistent or significant cracks must be addressed by a professional contractor.

  1. Ready the sump pump

A sump pump is a life-saver in a flood situation. And a sump pump with a 120-volt backup battery and a check valve is a blessing when there is a power outage during or after a storm. Homeowners must ensure that the pump drains outside and far away from the home perimeter.

  1. Install window well covers

Below-grade basement windows minus the protection of window well covers can allow rain and natural debris to enter the basement. Homeowners must correctly install clear, acrylic window well covers to keep the basement dry while allowing sufficient light.

  1. Review insurance

Basement restoration projects can be expensive, especially in the absence of insurance coverage. Since most homeowners’ insurance policies do not cover basement flooding, homeowners who reside in high-risk flood areas must purchase insurance separately from the National Flood Insurance Program.
